Quanta Investment Funds is a real estate fund manager based in Brisbane, Australia, with a track record of successful real estate investments over more than a decade. • A multi-sector specialist. The majority of investments have been in office, retail and industrial sectors; • Agnostic approach, with national exposure and expertise, seeking out the best risk-adjusted return across sectors and markets; • Approximately 450 current wholesale investors with invested funds ranging from $50,000 to over $20 million; • Co-investment - Quanta management team co-invests in the trusts on the same terms as other investors. Quanta management team’s exposure is currently up to 30% of existing trusts; • Brisbane based head office with in-house Acquisitions, Property Finance, Investment Management, Property Management, Facilities Management and Investor Relations teams.

• Core: investing in properties that have very secure cashflows typically due to long term leases to national, multinational or government tenants. • Core plus: investing in properties that are stabilised but also have potential for improvement through active management and operational initiatives. • Value-add: investing in properties that have a compelling value-upside case through repositioning and/or redevelopment. • Special Situation: investing in unique opportunities that arise through temporary market dislocation, distress or Opco/Propco opportunities. •Our portfolio is geographically spread across Australia. •Our current acquisition strategy is to prioritise markets within capital cities or densely populated regions where there is deep tenant demand, strong leasing fundamentals, and ease of access to deploy management expertise. •We acquire properties that offer investors a compelling risk adjusted return, with low distribution volatility and high capital growth in the medium term. •Current return targets: •Minimum distribution of 7.50% pa (net) paid monthly; •Equity IRR between 11% to 20%+ depending on investment style and risk profile.
