Manager

Quanta Investment Funds Pty Ltd ACN 657 780 928.

In relation to any property or asset, means the value determined in a manner which is consistent with the range of ordinary commercial practice for valuing items of that type, and where the Trust is not registered, includes any premium which a buyer (or its Associates) would pay where the exchange is part of a transaction involving the purchase of multiple assets from the Trust and having regard to any improvements to or approvals obtained for such property or asset.

Market Value

Net Passing Income

Gross Income less outgoings, as calculated by the Trustee at the date of financial completion.

Net Property Income

Gross Income less outgoings, as calculated by the Trustee.

Net Operating Income

Net Property Income less trust expenses including interest, Trust Management Fee and Trust Expenses.

Passing Yield

The Net Passing Income divided by the sale price.

The assessed fully leased net market income divided by the Purchase Price plus adjustments to account for property specific items (i.e. rental reversions, rental downtime for imminent expiries, capital expenditure, current vacancies, incentives, etc).
